Thiam Siew Ave New Launch includes 22 freehold residential parcels at Thiam Siew Avenue which has a an area of 263,794 square feet. The properties are located in "Residential" with an area ratio of 2.8 according to the Masterplan 2019. Two freehold sites located at Thiam Siew Avenue, sitting between Haig Road and Tanjong Katong Road in district 15 to the East were purchased for $815 million by an entity that is a joint venture of Hoi Hup Realty and Sunway Developments.
The Continuum comprises 22 parcels in freehold housing development sites situated along Thiam Siew Avenue and has an area of 263,794 sq. ft. The properties are classified as "Residential" with a plot proportion in the range of 2.8 in the Masterplan 2019.
Based on the purchase price of S$815 million and another estimated development fee of about S$284 million the price of land amounts to about S$1,488 per person. With the 7% extra balconies (development cost estimated at S$39.3m) and the land value is around S$1,440 per acre.
The Continuum is close to two MRT stations (EW8/CC9 Paya Lebar Interchange MRT Station and CC8 Dakota MRT Station) The sites are set to benefit from their location to Paya Lebar Central precinct - URA's very first Business Improvement District (BID) pilot program outside of the CBD. In addition, several prestigious schools are located in the area, such as Kong Hwa, Haig Girls' and Tanjong Katong Primary Schools which are located within a radius of 1km.
According to the most up-to-date data, developers can get Plot 1 or Plot 2, or both together. The developer may then buy Thiam Siew Avenue and seal it off, since it is primarily residential areas. The two parcels can be then combined to create an overall site area of around 263,797 sq ft (excluding road). When the road is added as well, the total site area would be around 300,000. It is believed that a new development planned for Thiam Siew Avenue may have an overall floor area (GFA) that is 738,632 sq feet on the basis of the assumption of 2.8 lots as indicated by the 2018 URA Master Plan.
Thiam Siew Avenue is located in the sub-regional central area, Paya Lebar Central. The recently completed, popular condominium, it is situated there and is ideally linked with Paya Lebar Square, Paya Lebar Quarter (PLQ) as well as the MRT Paya Lebar Interchange Station (CRL and EW Lines). The mall is also a retail mall Kinex located nearby. The top primary schools, Tanjong Katong Primary School and Kong Hwa School, are within a kilometer from Thiam Siew Avenue.
